Sales Ratio Study – a analysis of the percentage relationship of assessed value to market value.
How does the study work?
The DRA studies qualified sales that occurred in the municipality during the previous year.
The DRA uses a weighted mean to calculate the equalization ratio.
The DRA may add supplemental sales if there are fewer than 20 valid sales in a municipality's current year ratio study.
The DRA publishes the equalization ratios in the spring.
What is the purpose of the study?
The study ensures that property tax burdens are fairly apportioned among taxpayers.
The study helps to determine the total equalized valuation of each municipality.
The study helps to determine the amount of county taxes, cooperative school taxes, and state education property tax that each municipality will pay.
Preliminary assessment - 91 Qualified Sales (arm-length transaction) indicates a Median Assessment of 65.5% and a Coefficient of Dispersion as 9.4. Avitar is looking for permission to submit the study to the NH Department of Revenue for finalization.
